Our Pressure Washing Process in Bradenton, FL

Step 1 — Property Walkthrough and Assessment

Before any equipment comes off the truck, we walk the property with you or on our own if you are not home. We look at every surface that is being cleaned, note the material type, check the condition of the surface, and identify anything that needs special attention, such as old or cracked stucco, oxidized paint, loose window seals, or fragile landscaping near the work area.

This step determines everything that follows. A driveway with deep oil staining needs a different approach than a driveway with general algae buildup. A roof with heavy Gloeocapsa magma coverage needs a longer dwell time than one with early stage streaking. Assessing the job properly before starting is what separates a cleaning that actually works from one that just moves the problem around.

Step 2 — Surface and Method Identification

Once we know what we are working with, we match the cleaning method to the surface. This is the step most inexperienced operators skip, and it is where most damage happens.

Concrete driveways, pavers, and sidewalks get standard pressure washing with a surface cleaner attachment for even coverage. Siding, stucco, painted block, and wood surfaces get soft washing at a pressure appropriate for the material. Roofs get low pressure soft washing only. Screened lanais and pool cages get low pressure cleaning with a solution suited to the screen mesh. Each surface type gets the method it actually needs, not the method that is fastest or easiest.

Step 3 — Protecting the Property

Before any water or cleaning solution touches the surfaces being cleaned, we protect everything around them. Vehicles are noted and kept clear of the work area. Landscaping, flower beds, and grass near the cleaning zone are pre-wetted with plain water so that any cleaning solution runoff is diluted before it reaches the soil. Outdoor furniture, potted plants, and fixtures near the work area are moved or covered if needed.

This step adds time to the job. We do it anyway because a clean driveway next to a dead flower bed is not a good result.

Step 4 — Cleaning

This is where the actual work happens. Cleaning solution is applied first where the job calls for it, then given proper dwell time to break down algae, mold, or staining before rinsing begins. On soft wash surfaces like siding and roofs, the solution does most of the work so that the rinse pressure can stay low. On concrete and pavers, the surface cleaner runs evenly across the whole area to avoid striping.

We work top to bottom on every property. Roof or upper story first, then lower walls, then ground level surfaces. This way, anything loosened from higher up gets cleaned again as we work down rather than sitting on a surface we have already finished.

Step 5 — Rinsing and Post-Treatment

Rinsing follows the same top to bottom order as cleaning. Landscaping that was pre-wetted before the job gets rinsed again after cleaning solution has been applied nearby, so runoff does not sit in contact with plant roots or soil longer than necessary.

On paver jobs where resealing is part of the service, this step includes allowing full drying time before any sealer is applied. Sealing over damp pavers traps moisture under the sealer, which causes peeling and an uneven finish.

Step 6 — Final Walkthrough and Inspection

When the cleaning is done, we walk the property again, either with you or on our own if you are away. We check that every area that was scheduled for cleaning has been fully covered, that no surfaces have been damaged, and that the property is in better condition than when we arrived.

If we notice anything during the job that the property owner should know about, such as a crack in a driveway that was hidden under algae, a torn section of pool cage screen, or a roof tile that was already loose before we arrived, we point it out before we leave rather than saying nothing and letting it become your problem later.

That is how every job runs. No shortcuts, no guessing, no damage, and no surprises when the invoice arrives.
